The map shows what sellers are asking. What homes actually sell for on your street — recent comparable sales and an evidence-based value range, prepared for your address — comes in the snapshot.
Asking prices tell you the competition. What your home is worth is set by actual sales — within a few streets, in the last few months, at your size and condition. That's what the snapshot is built from, and it's not on the map.
On the map or the list. That's your baseline: what's selling, how fast, and for how much.
Four fields. Your timeline tells us whether you want a number now or a plan for later. Both are fine.
Comparable sales, a value range built from them, and today's competition. Then a call from us to walk through it, if you want one.
We price from comparable sales, absorption rates, and days-on-market data for your street, not a gut feel for the town. You see the comps we used.
Every offer comes with our read on it and a recommendation, in writing. We negotiate like it's our own money on the table, because we treat it that way.
Call before noon — hear back today, or we deduct $250 from our closing commission. That's the guarantee, in writing, every day we're your agent.
Tell us the neighbourhoods and the budget. We send matches as they list, with the pulse numbers beside each one so you know what a fair offer looks like before you walk in.
You'll see the comps before you bid. No guessing at what the seller will take.
Evenings and weekends included. Ask by noon, we book it today.

Before real estate, I spent fifteen years building a commercial insurance brokerage — the kind that ran on analytics while the industry ran on golf. We once inventoried every pound of plastic in a manufacturer's warehouse to calculate their maximum possible burn. The sprinkler system everyone had called inadequate turned out to be more than enough, and their premiums came down. That is what evidence does: it replaces opinions with numbers, and numbers are negotiable in your favour.
I sold that company for the same reason I'd started it — on the strength of the data. Then came the easiest decision on this page. I'd been coming to this corner of New Brunswick since I was a kid, so when it was time for a fresh start I brought my family to see it. They fell in love with the area, and that was that.
The way I worked then is the way I work now. My line in insurance was, "You're not always going to like what I say, but you can damn well trust it." Pricing a home is a risk calculation. I run it on comparable sales, absorption, and days-on-market data, and I'll show you the printout — whether or not it says what you were hoping.
The rest of the file: philosophy at the University of Toronto, published essays, trained musician, trained martial artist, about a thousand hours of volunteer work, and one hot-wing eating title that made the server question whether I was human.
"We were incredibly fortunate to work with Jason while buying our first home from Ontario, all done sight unseen. … He was always available to answer our questions, no matter how small. … Thanks to Jason's exceptional negotiation skills, we secured our dream home at a fantastic price, even in this competitive market."
Venessa B. — bought from Ontario, sight unseen
"We couldn't have asked for a better realtor for our first home purchase. As first-time buyers, we had plenty of questions, and Jason was incredibly patient, knowledgeable, and supportive throughout the process."
Kassandra M. — first-time buyer
